Selling your house this Spring? Get a new flat roof before the survey is done!

If you are selling your house this Spring, it’s a good idea to have the repair to your flat roof done before the surveyor comes round.

A good surveyor wil be able to tell if your flat roof is in a bad condition and should put it in the report. For the few hundred pounds it cost to fix, it makes sense to get it done. House buyers will negotiate the money off your selling price anyway.

Autumn Rain Results In Flat Roof Leaks – They Need To Be Fixed

When September comes around, there’s usually a flurry of calls to my mobile. Why? It’s because it’s traditionally a wet and windy month.

It’s certainly looking to be a damp start to Autumn after a relatively dry period over the summer. At first, you may not notice any leaks in your roof or ceiling, but I’d advise you to check your porches and any other flat roof area closely this September.

Make sure that you look at the area where the walls meet the ceiling. It’s often the case that you can see a damp patch forming there. That’s usually where the old felt has started to come away at the edges of the flat roof.

Flat roof problems – Leaking because they have been damaged by ice and frost

If you have a flat roof, you may notice that it leaks over the next few weeks. That’s because with the low night time temperatures we’ve been having, it’s possible that a crack or hole has been filled with ice repeatedly and so this expansion has caused the hole or crack to get bigger.

It’s often the case that ice expands and breaks the flat roof or makes a small hole much bigger. It’s the same as pot holes on the road. The frosts cause holes to get bigger – and in Reading, you can really see them!

So when it rains after a really cold period and you have a sudden leak from your flat roof, it’s probably because of the expansion of water from ice.

Sometimes it can be worth repairing a roof rather than replacing it.

So what sort of repairs might be worthwhile.

Sometimes the felt has come loose from an adjoining wall or it has come loose where it overhangs into the gutter. Sometimes it is damaged by a falling tile.

If these are the case then it may be cheaper and efficient to patch the roof. But if your roof is old and is suffering from cracks then a patch is not a good long-term solution.

If you have a pooling water situation that is leading to a sagging roof then you will definitely need a replacement flat roof!

Flat roof problems are often evident in winter. It’s because sitting water can often freeze and then expand, causing cracks to get bigger and then water to seep into the fabric of the house.

One thing that is worth doing is to get a check done on your flat roof before the worst of the winter weather comes in. Quite often, wear and tear can be seen before it causes a problem and a patch can be applied to any problem areas.

This sorts out any bigger problems occurring, particularly by paintwork and walls getting damaged if the flat roof is over an interior area, such as a porch.

How to choose a good flat roof company in Reading, Tilehurst, Caversham and Earley

First things first. The main problem about choosing the right flat roof or company is finding out why the roof is leaking in the first place.

Lots of Reading flat roofs are too flat and they are saggy in the middle, which means you get a pond effect and this water then eventually finds its way in through the smallest of holes.

A “flat” roof should be a gradient of 1-in-80, for rainwater to run-off, and have a decking of marine or WBP plywood.

 Reinforced torch-on felt is my personal preference for the covering because when it is applied properly it can have a 50 year life expectancy. EPDM rubber might not last this long because it hasn’t been proven yet….and it’s often just used to go over a leaky roof as a sticking plaster – not good!

Building Regulations state a flat roof being re-covered must simultaneously be insulated to the current standard. The best way of doing this is to employ a roofing contractor registered with one of the government’s “self-certification” schemes.
