When It Rains That’s When You Find Out You Have A Problem

November 1st 2018. Probably the first bit of rain we have had in Reading for months! And guess what, my phone didn’t stop ringing. Why? Because it’s only when it rains that you find out you have a flat roof problem.

That’s because flat roofs usually have a small hole in them. And it takes a steady downpour to find that you have a leak, unless you spot it on your paintwork or if mould starts to grow.

I always seem to find that people leave a flat roof repair until it’s too late and the whole flat roof has to be replaced. I don’t know why this is.

If I were a homeowner, I’d be getting my roof checked out regularly and I would certainly get it repaired before any more damage is done internally.

How much is it to fix or replace a flat roof?

I often get asked how much it costs to repair or fix a flat roof. I don’t usually do a quote over the phone because what happens is that if I do a quote without seeing the roof, then someone has in their mind that’s the price. And it isn’t.

The thing is that all flat roof repairs or replacements are different. It’s a matter of size and also what materials you want but also how easy or hard it is to do the job.  If the roof is a tricky shape and in a terrible access point then that’s going to be really hard to do – so it’s going to cost more.

So what I tend to do is I usually give a range of a price. For example, I may say £600 to £450, for a small job. That way, the homeowner has a rough idea. But then I go and take a look and give a firm price when I have factored everything in.

As I pay for my van, disposing of waste, insurance, clothing, fuel, equipment, materials, tax, etc believe you me, I am not the richest man in the world.

But if you want a good honest tradesman, who has a good attitude, great recommendations and will be reliable and good value, as opposed to cheap, then please hire me.

Selling your house this Spring? Get a new flat roof before the survey is done!

If you are selling your house this Spring, it’s a good idea to have the repair to your flat roof done before the surveyor comes round.

A good surveyor wil be able to tell if your flat roof is in a bad condition and should put it in the report. For the few hundred pounds it cost to fix, it makes sense to get it done. House buyers will negotiate the money off your selling price anyway.

When you want to have a new flat roof, (because it’s leaking or damaged in some way) you might think that all the quotations you receive are equal.

Well, that’s not the case. You see some people, (not me) add some “extras” on to the job after they have completed it. And they don’t tell you about it. That’s called Sharp Practice where I come from and it’s something we don’t do here at Park Lane Roofing.

I believe that when you come and take a look at a roof, an expert will know what’s wrong and will give you a binding quote for the work that is specified. Flat roof and Winter checks

Flat roof problems are often evident in winter. It’s because sitting water can often freeze and then expand, causing cracks to get bigger and then water to seep into the fabric of the house.

One thing that is worth doing is to get a check done on your flat roof before the worst of the winter weather comes in. Quite often, wear and tear can be seen before it causes a problem and a patch can be applied to any problem areas.

This sorts out any bigger problems occurring, particularly by paintwork and walls getting damaged if the flat roof is over an interior area, such as a porch.

The answer to this question is all to do with the great British weather. The elements such as snow, frost and rain (and even the sunshine) can cause flat roof problems. Eventually small holes created in the roof will cause water to penetrate below, and this often causes sever damage. It’s best to get any small repair done quickly.
