How much is it to fix or replace a flat roof?

I often get asked how much it costs to repair or fix a flat roof. I don’t usually do a quote over the phone because what happens is that if I do a quote without seeing the roof, then someone has in their mind that’s the price. And it isn’t.

The thing is that all flat roof repairs or replacements are different. It’s a matter of size and also what materials you want but also how easy or hard it is to do the job.  If the roof is a tricky shape and in a terrible access point then that’s going to be really hard to do – so it’s going to cost more.

So what I tend to do is I usually give a range of a price. For example, I may say £600 to £450, for a small job. That way, the homeowner has a rough idea. But then I go and take a look and give a firm price when I have factored everything in.

As I pay for my van, disposing of waste, insurance, clothing, fuel, equipment, materials, tax, etc believe you me, I am not the richest man in the world.

But if you want a good honest tradesman, who has a good attitude, great recommendations and will be reliable and good value, as opposed to cheap, then please hire me.

Autumn Rain Results In Flat Roof Leaks – They Need To Be Fixed

When September comes around, there’s usually a flurry of calls to my mobile. Why? It’s because it’s traditionally a wet and windy month.

It’s certainly looking to be a damp start to Autumn after a relatively dry period over the summer. At first, you may not notice any leaks in your roof or ceiling, but I’d advise you to check your porches and any other flat roof area closely this September.

Make sure that you look at the area where the walls meet the ceiling. It’s often the case that you can see a damp patch forming there. That’s usually where the old felt has started to come away at the edges of the flat roof.

If you have a damp patch and you’re worried it may be your roof leaking. Let me know and I’ll come round to have a look at it for you.

Flat roof problems – Leaking because they have been damaged by ice and frost

If you have a flat roof, you may notice that it leaks over the next few weeks. That’s because with the low night time temperatures we’ve been having, it’s possible that a crack or hole has been filled with ice repeatedly and so this expansion has caused the hole or crack to get bigger.

It’s often the case that ice expands and breaks the flat roof or makes a small hole much bigger. It’s the same as pot holes on the road. The frosts cause holes to get bigger – and in Reading, you can really see them!

So when it rains after a really cold period and you have a sudden leak from your flat roof, it’s probably because of the expansion of water from ice.

Why Flat roof quotations for Reading, Tilehurst and beyond are not always guaranteed

When you want to have a new flat roof, (because it’s leaking or damaged in some way) you might think that all the quotations you receive are equal.

Well, that’s not the case. You see some people, (not me) add some “extras” on to the job after they have completed it. And they don’t tell you about it. That’s called Sharp Practice where I come from and it’s something we don’t do here at Park Lane Roofing.

I believe that when you come and take a look at a roof, an expert will know what’s wrong and will give you a binding quote for the work that is specified. Only if there is something exceptional that is found during the job, that couldn’t have been seen otherwise, will a quote change, and only then if the customer agrees to any additional work.

Sometimes I think people are shy to ask someone in Tilehurst to quote for a job in Caversham Heights…but please don’t be. A flat roof will take between 1 day and 5 days to install in general, depending on the weather and the size of the job, so a short 20 minute drive for me to come and see and give you an estimate is really a small part of my service!

The main thing to remember when getting a quote is that everyone will probably charge you a different amount, so you really need to know that everything will be taken care of in your quote, including VAT, taking away the rubbish etc.
